How much does a buyer's agent cost?
In most transactions, nothing. The buyer's agent commission is typically paid from the transaction on the seller's side, meaning you get full representation, negotiation, and guidance at no direct cost to you. We'll review exactly how it works in your situation during our first conversation, with full transparency.
How much do I need for a down payment?
In Canada, the minimum down payment starts at five percent for homes under a certain price threshold, with different rules as prices rise. The right answer depends on your situation and the market you're buying in, and a good mortgage professional will map it out precisely. I can connect you with one.
Should I get pre approved before looking at homes?
Yes, and I'd say it's the single most important first step. Pre approval tells you your real budget, shows sellers you're serious, and lets you move fast when the right home appears. It costs nothing and typically takes a few days.
